  11. * look at air conditioners / heaters
  12. * research original builder, look for lawsuits
  13. * research zoning laws
  14. * research fema zones
  15. * figure out insurance requirements based on 2 above
  16. * aim for one story so mana can get around easily
  17. * one story is also easier to repair and maintain
  18. * which way do the windows face?
  19. * western facing windows get warm in the afternoon
  20. * easy facing windows will be dark sooner
  21. * aim for facing south/north for even exposure
  22. * Ignore furnishings, wall color, trim all of that can be changed
  23. * Pay attention to the floor plan. No cramped doorways. How does the kitchen attach to the rest of the house?
  24. * Create a geo-map of noise and light sources - do those interfered with living?
  25. * Don't fall in love with a house
  26. * look beyond decor, imagine functionality
  27. * don't get the best house in the neighborhood because other houses will pull down it's value
  28. * have written exit strategy for relationship breakdown
  29. * avoid lead-bearing paints
  30. * consider outlet locations
  31. * stay near shopping (walking distance preferably)
  32. * are similar properties in the area cashflow positive as rentals?

  42. * Never be afraid to walk away, this affects the next 10 years of your life.
  43. * Have insurance and property taxes put into escrow and paid through mortage payment
  44. * Have bank show large positive balance at least 2 months prior to mortgage qualification
  45. * Use 401k money for down payment
  46. * No more than 6-7k per month
  47. * play banks off of each other to negotiate loan
