  90. • I will provide and keep current a background check with the NNA, Sterling or National Verification Registry.
  91. • I will comply with all requirements of the law governing notarizations.
  92. • I agree to treat the Customer as my most important appointment and as I would expect to be treated.
  93. • My appearance will be professional, regardless of the time and place of signing.
  94. • I will be punctual for the appointment and considerate of the Customers schedule.
  95. • I will greet the Customers and introduce myself and explain who I am (escrow officer, assistant, outside signer, etc.).
  96. • If available, I will offer coffee or water to the Customers.
  97. • I will give a brief overview of the signing process before starting (what will be signed, e.g. escrow instructions and loan papers, what I know about versus what we may need to call the lender on, how long it should take).
  98. • I will begin by asking for identification for notary purposes.
  99. • I will explain to the Customer that documents must be signed exactly as names are typed.
  100. • I will review the settlement statement and Note and Truth-In-Lending statement (if applicable) before any other documents.
  101. • I will provide a thorough explanation of each document within the scope of our duty as escrow holder & title insurer. If questions arise, I will contact the escrow officer or lender/mortgage broker.
  102. • I will make only positive or complimentary statements about the parties in the transaction, including real estate agents, mortgage brokers, escrow, title, etc.
  103. • I will check all documents before the Customer leaves for completeness and signatures. This includes completion of the Rescission Notice in full, providing each borrower with 2 copies of the completed and signed notice.
  104. • I will make appropriate notes for the escrow officer providing any pertinent information or feedback regarding how the signing went or any questions needing follow-up.
  105. • I will not make any comments or answer any questions regarding the rate and fees charged by the lender/mortgage broker.
  106. • I will perform the notary function on all documents immediately after the signing.
  107. • I will keep all papers in connection with your clients transactions containing Non-Public Private Information in my physical possession and will protect and safeguard my notary journal at all times.FUNDS DUE LISTED ON THE SETTLEMENT STATEMENT MUST BE PAID TO ESCROW, NOT THE LENDER. In FL all Deeds require 2 witnesses, notary can be 1.IF LENDER IS BANK OF THE WEST: Bank of the west documents must be signed on the day the docs are drawn up for.
