Matt,

As of today, September 16th, 2019, I have decided to terminate your rental agreement. Paragraph 25 of agreement stipulates that I must give you 30 days advance notice of termination. However, if you prefer to move out by the end of the September you may do so without the need to pay anymore rent. Otherwise, I will expect you to pay your normal rent on October 1st and I will allow you to stay until the end of October.

You have always paid your rent promptly. I would be more than happy to provide a recommendation if you need one.
