  1. I and any co-signer (guarantor) agree and consent to the following terms: I have read and agree
  2. to the terms outlined in the xxxxx Properties Resident Qualifications Summary. I agree and
  3. affirm that all of my statements and information provided in this application are true and
  4. complete to the best of my knowledge as of the date of this certification. I acknowledge that
  5. false, undisclosed, incomplete, or misleading information herein may constitute grounds for
  6. rejection of this application and termination of right of occupancy of all residents and occupants
  7. under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under
  8. the laws of this state. I understand that this application is preliminary only and does not bind you
  9. to execute a lease or to deliver possession of the premises to me; nor does it guarantee
  10. availability of a unit. I understand that any unit photos provided during the leasing process may
  11. not be of the actual unit rented. I authorize you to contact any references listed above and to
  12. obtain consumer reports -- which may include credit, rental payment, and/or eviction history -- in
  13. order to verify the above information. I understand that any co-applicants, occupants, or
  14. guarantors that may be added to this application need to succbessfully pass consumer
  15. background screening reports. I acknowledge that landlords in the city of Seattle are prohibited
  16. from requiring disclosure of, asking about, rejecting an applicant due to, or taking an adverse
  17. action based on any arrest record, conviction record, or criminal history -- except for registry
  18. information as described in subsection 14.09.025.A.3, subsection 14.09.025.A.4, and
  19. subsection 14.09.025.A.5, and subject to the exclusions and legal requirements in section
  20. 14.09.115. I understand that landlords in the city of Seattle may screen prospective occupants
  21. for sex-offender registry information. Offenders may provide any supplemental information
  22. related to their rehabilitation, good conduct, and facts or explanations regarding their registry
  23. information for consideration. I understand that the $40.00 screening fee is nonrefundable and
  24. will be used to cover the cost of any consumer reports you obtain. I understand that xxxx
  25. Property Management, Inc. does not accept portable or reusable screening reports, and I agree
  26. to be screened by the preferred screening service of CPM, Inc. I agree to the following deposit
  27. terms in consideration of renting with xxx Property Management, Inc: I understand that
  28. CPM, Inc. cannot guarantee the availability of a specific unit until my holding deposit has been
  29. paid. I understand that my holding deposit will equal $250, and that a higher deposit totaling
  30. $750 (or one month of rent if the rent is less than $750) may be requested if I do not meet
  31. CPM's minimum standards for credit and/or rental history. If I'm approved for tenancy after
  32. screening, my holding deposit will become the security deposit on my unit -- and this security
  33. deposit will be fully refundable when I move out depending on my unit's condition and whether I
  34. fulfilled the terms of the lease. I also understand that I will owe the first month's rent before I
  35. move in. If I have rented a unit that qualifies for security-deposit installments and I elect to pay
  36. my deposit in installments as described in Addendum J of my lease, one-fourth of the security
  37. deposit will be due by the time I move in. If the landlord accepts me as a tenant, but I choose
  38. not to occupy, the landlord will retain my full holding deposit. If I (applicant) do not pass the
  39. screening, the landlord will refund my holding deposit electronically if I paid it online (and I
  40. understand that electronic refunds take 5-7 days to reappear in my account), or landlord will
  41. send a check to the current address listed above if I paid by check or if I inform landlord that I
  42. would prefer to receive my refund by check rather than electronically. If my preferred return
  43. address is different than that listed above, I will notify landlord at the time of application denial. If
  44. landlord is notified of a different return address after check has been issued, a $25.00
  45. cancellation fee will be deducted from my deposit before the new check is sent. The $40.00
  46. screening fee will be retained by landlord in all circumstances. If requested documentation or
  47. personal information to support my application is not received by landlord within 48 hours of
  48. payment of my holding deposit, landlord reserves the right to refund my holding deposit and
  49. offer my unit to another applicant. I agree to the following preleasing terms in consideration of
  50. renting with xxx Property Management, Inc: If I decide to hold a unit for a future date
  51. beyond the immediately upcoming month, and I have paid the $250 holding fee and my
  52. application has been approved, I understand that the $250 holding fee will secure my
  53. opportunity to lease a unit in either the $800-$1050 or $1050-$1300 price range and in my
  54. preferred neighborhood from the beginning of my month of choice. I acknowledge that before I
  55. pay the $250 holding fee I may identify up to two properties in my preferred neighborhood at
  56. which I am not interested in leasing a unit and that any units in these properties will not be
  57. counted on the list of available units once that list is published. If I select one of the units coming
  58. available in my month of choice, I will pay the first month's rent for that unit to secure it. If I
  59. choose a unit that qualifies for installments and I elect to pay my security deposit in installments
  60. per Addendum J of my lease, my $250 hold fee will be applied toward one-fourth of my security
  61. deposit and the balance will be applied toward my second month's rent. If I decide not to choose
  62. one of the available units for my initial month of choice, I have the option of choosing from the
  63. list of available units for the immediately following month once that list is published. If I decide
  64. not to choose one of the available units from either my initial month of choice or the month
  65. immediately following, the landlord will retain the full $250 holding deposit. If my unit choice is
  66. not received within 48 hours of notification of the availability list, landlord reserves the right to
  67. offer the unit to another applicant and retain the $250 deposit. I understand that while this
  68. holding deposit does not in any way guarantee me a unit in the neighborhood or price range of
  69. my choice, landlord will make every attempt to situate me in my preferred neighborhood and in
  70. a unit in my preferred price range. I agree to the following leasing terms in consideration of
  71. renting with xxxx Property Management, Inc: If I'm approved for tenancy after screening, I
  72. will be required to confirm my move-in date, my furniture order, and my desired lease length in a
  73. timely manner so that Calhoun Property Management, Inc. may finalize my lease. I understand
  74. that upon my application's approval, rent or prorated rent starts the following day (unless the
  75. following day is a Sunday) or when the property becomes available for move-in. If I choose
  76. lease length of 3 months, my security deposit will total $500; if I choose a lease length of 2
  77. months, my security deposit will total $750. If I change my furniture order less than 24 hours
  78. before my agreed-upon move-in date, I will be charged a $75.00 fee for placement or removal of
  79. any furniture. I understand that once my lease is finalized it will be emailed to me and I must
  80. electronically sign my lease before my agreed-upon move-in date or my move-in appointment
  81. will be rescheduled. I understand that my agreed-upon move-in date is subject to change based
  82. on the vacating tenant's move-out date or unforeseen unit repairs or any combination thereof. I
  83. acknowledge that xxx Property Management, Inc. only offers move-in appointments
  84. between 9 am and 6 pm Pacific Time on weekdays and between 11 am and 4 pm Pacific Time
  85. on Saturdays, and that move-in appointments will not be scheduled on Sundays or holidays
  86. unless those days fall on the 1st or 2nd of the month. I also understand that my move-in
  87. condition statement will be completed not before but during my move-in appointment in the
  88. presence of an authorized leasing agent for Calhoun Property Management, Inc. Finally I
  89. understand that the only accepted forms of payment for any move-in monies due are cashier's
  90. check, money order, or electronic check or credit or debit card via my xxx tenant
  91. portal, and that payment of first month's rent and any prorated rent, security-deposit balance (if I
  92. do not elect to pay my security deposit in installments per Addendum J of my lease), or other
  93. fees must be made no later than my agreed-upon move-in date -- or, if I'm approved for tenancy
  94. before the 4th of the month and I choose not to move in until after the 4th, I must pay any and
  95. all move-in monies due no later than the 4th of the month. In compliance with the Fair Chance
  96. Housing and Eviction Records Ordinance CB 119787, this is to inform you and your household
  97. members that Landlords are prohibited from taking an adverse action against a tenant based on
  98. eviction history occurring during or within six months after the end of the civil emergency
  99. proclaimed by Mayor Durkan on March 3, 2020. By agreeing, I authorize you to obtain
  100. consumer reports, including credit reports, to ensure that I satisfy the terms of my tenancy, for
  101. the collection and recovery of any financial obligations relating to my tenancy, or for any other
  102. permissible purpose. Further, if I have included information on co-applicants, other adult
  103. household members, and/or guarantors on this application, I affirm that those individuals have
  104. knowledge of their inclusion on this application and expressly authorize you to obtain
  105. subsequent consumer reports, including credit reports. I understand that you may report all
  106. positive and negative rental payment history to consumer reporting agencies who track this
  107. information for landlords, mortgage companies, and other creditors. I and all occupants or
  108. guarantors hereby release from all liability or responsibility all persons and corporations
  109. requesting or supplying such information.
