Welcome to Jessica Chung Estates

Jessica Chung Estate sims provide privacy, flexibility and space in a beautiful and private  environment. To provide a better experience, we setup a short list of rules for this estate that we kindly ask all land owners to observe. If you find some of these rules too limiting you may request for free transfer options to other sister estates with different themes or less rules.


BUILDING CODE

This estate has been zoned strictly for residential. That means you are welcome to use it for a home, have private events such as birthday parties and use it in other residential ways. It has not been zoned for businesses or clubs.

GENERAL RESTRICTIONS

To avoid lag and performance issues in the Sims and to provide a pleasant environment for all, please observe the following general restrictions:

- Breedable Animals is not allowed.
- No unattended scripted pets (you need to be present on the land when pets are present)
- Maximum building height 30m.
- Minimum of 800m altitude for Skyboxes and flying structures
- No pushing, fighting, griefing or other non-consensual activities
- No privacy screens
- No ban lines
- No sexually explicit activities in public
- Sounds should be limited to your own parcel
- 1 parcel per avie/2 parcel per group with different payer

We reserve the right to ask you to remove objects that we consider to have an unreasonably high impact on sim performance or the general enjoyment of the sim by your neighbors.

RENTAL AND PAYMENT INFORMATION

**NO REFUND POLICY**

Each parcel has a 'Payment Terminal' in front of the land. It can normally be found outside of each parcel. If you are unsure of the location of your terminal, contact us immediately, and we will locate it for you.

To find the price of the weekly tier for that parcel, click the terminal itself. A blue info box will appear, giving you your price if you were to purchase the land. Please check this price before buying.

Our terminals work much like a parking meter. To pay tier, you purchase time on the terminal as needed. This is done by right-clicking the terminal and selecting 'Pay'. You may add anywhere from one minute to four weeks when you make a payment. The maximum each terminal is able to store at any time is 28 days -- more may be added via Pay Pal. Left-clicking the terminal will tell you how much time you have remaining. we will not be responsible for any quote or claim by another resident regarding tier for a parcel they are selling, especially if it is found to be incorrect. The responsibility is yours to check any costs and charges before purchasing any land.

ARREARS:

When you run out of time, the terminal will turn red, and a sign will alert you that it requires attention. While red, the terminal will continue into debt. Any overdue amount on the lease will be subtracted from the next payment made.

Any land in debt will be reclaimed after 3 days, without compensation to the owner unless a payment agreement has been arranged beforehand. We will do our best to contact you before we reclaim any land.


If you are having a problem paying, or need alternate payment methods, please contact us as soon as possible to avoid any possible issue.
