  3. We are looking forward to having Eric come out Thursday to take care of final details. You’ll be happy to know that we haven’t had any of the breakers trip since we’ve been home, so the previous concern with breakers tripping must have been due to the plaster repairmen’s fan having some issue. We thought it would be helpful to collect the inspection and our additional concerns all in one place below.

  5. Here are the items verbatim from the inspection report:
  6. 1) “GEC to cold water pipe (first 5’)”
  7. 2) “Conduit from meter to panel does not meet Seattle code”
  8. a. Does this need to be updated in order to pass final inspection, or is it just grandfathered in?
  9. b. If it’s not required, would you still recommend updated anyway for safety or other reasons?
  10. c. Can you (or Eric when he comes) provide an estimate for fixing it? The conduit it exposed in the garage and runs about 15 feet, with one 90 degree turn halfway along the length.
  11. 3) “Identify furnace breaker or install double 15 amp breaker”: I think one of the two breakers labeled “furnace” is mislabeled. There are also three breakers labeled “basement extra”, but I only know where two of them go, so it would be nice to know where the third goes.
  12. 4) “Sun room outlet is not working”: Top-half of the outlet is not working. Same with one of the outlets in the living room.

  14. Since we’ve been back in the house, we’ve noticed the following:
  15. 1) The foam on the outside GFCI outlet is peeling off. Can it be replaced?
  16. 2) The garbage bags and panel were never taken away (Shane told us he would stop by and pick them up but never did)
  17. 3) Some of the outlets are slanted (one side is set deeper in the wall). We’d like Eric to see to what extent he can straighten these. We’ve already leveled a bunch of the outlets, but weren’t sure how to handle the slanted ones.
  18. 4) Some of the outlets and light switches are set too deeply (i.e., the outlet doesn’t meet the plate). In some cases, they were installed like this, in others it’s because of new plaster added to the walls making the wall thicker. For the first cases, we hope Eric can fix them (I think they just need spacers?). For the second cases, how much would it cost to have Eric take care of them also? Would we just pay an hourly rate?
  19. 5) One of the outlets is loose; we checked and it seems the box itself is loose.
  20. 6) The new basement outlet that is set in the cement is a bit crooked. It would be helpful if Eric can try to level it.
  21. 7) The box for one of the new basement stairway sconces is crooked. I don’t know a lot about lights, so I’m not sure if this is a problem nor if it’s easily fixable.
  22. 8) Similarly, one of the ceiling-mount boxes is crooked.

  24. Finally, a few paperwork items:
  25. 1) Can we get a certificate that the knob and tube has been removed?
  26. 2) Shane said he would send a wiring note explaining how the fireplace switch can be changed to two switches to control the two separate wires that were run to the fireplace light (we never got this note).
  27. 3) Part of the bid was evaluation of four of the overhead lights. Shane fixed one (it had a bad lightbulb), and said the other three were fine, but two of them (in the master bedroom) have sockets that don’t work right. Did he leave any notes about actually checking these lights? Also, we weren’t sure if the line item for these (I think it was “rehang lights”) included trying to fix them, or just checking the continuity/voltage.
  28. 4) If we recall correctly, there are still some items we need to be charged for that we didn’t receive a change order for.

  30. I’m going to take the day off from work to be home to give Eric any additional details he needs.
