  1. SAFETY CONCERNS
  2. • Visual indications suggest that there may be a small accumulation of mold near the chimney in the attic
  3. • Loose outlets were noted in one or more areas of the property.
  4. • Flexible dryer vent was being used.
  5. • Trip hazards were observed in one or more areas of the home.
  6. • One or more uncovered junction boxes were noted on the property.
  7. • There were missing smoke detectors and carbon monoxide detectors in the home.
  8. • There was no crash guard protecting the gas meter on the driveway side of the home.
  9. • There were missing handrails on the porch stairs
  10. • The transition at the rear door was deteriorating
  11. • An abandoned cable wire was noted protruding from the back side of the home

  13. ISSUES/DEFECTS
  14. • There was damage to the sheathing on the service cable.
  15. • There were double taps observed on the neutral bus bar in the main service panel.
  16. • Efflorescence was noted on the interior of the foundation.
  17. • A detached or broken tension spring, bar, or cable was noted on 4+ windows throughout the home
  18. • There was light cosmetic damage to the drywall in one bedroom.
  19. • Several three prong type receptacles in the home tested as having an open ground.
  20. • Several bathroom GFCI receptacles were observed to be connected to the lighting circuits.
  21. • A leak was noted at the plumbing waste line.
  22. • A leak was noted at the plumbing supply line.
  23. • There were no water shut off valves under one or more sinks.
  24. • One toilet was loose at the base.
  25. • One sink was loose at the base.
  26. • There was no visible GFCI for the jetted tub.
  27. • There was a defective low-emissivity coating at one or more windows.
  28. • A defective seal was observed at one or more windows.
  29. • Cracked glass was noted on one window and one door panel
  30. • Efflorescence was noted on the interior of the fire box and or chimney.
  31. • The disposal splash guard was deteriorated.
  32. • Surface wiring with a non-GFCI outlet was observed above the kitchen sink
  33. • Water stains were noted on 2 ceiling panels in the basement. The immediate area was found to be dry at time of inspection.
  34. • Damage was noted on the bathroom door in one or more areas.
  35. • Damaged and loose siding was noted on multiple areas of the home.
  36. • The general grade around the home appeared to be inadequate in the back patio.
  37. • Cracks and settlement were observed in the driveway.
  38. • Tree branches were making contact with and hanging over the roofing material.
  39. • Damaged shingles were noted in one or more areas of the roof.
  40. • The flashing around the chimney was separating.
  41. • Damaged siding was noted on multiple areas of the garage.
  42. • Loose shingles were noted in one or more areas of the roof.
  43. • Nail pops were noted in one or more areas of the roof.
  44. • Gaps around the line set for the air conditioner were noted where it enters the home.
  45. • The humidifier filter was dirty and should be replaced.
  46. • Although the heating system was operational, there was evidence of water in the furnace housing.
  47. • The neutral and ground busses were not properly isolated in this sub service panel.
  48. • Water stains were noted in the attic, in multiple areas. The immediate area was found to be dry at time of inspection.
  49. • The caulking on the exterior of the home was cracked or missing in one or more areas.
  50. • Peeling paint was noted in several areas of the home.
  51. • The garage overhead door panel(s) were dented in one or more places.
  52. • Open gaps in the siding were noted in one or more areas of the exterior of the garage.
