  1. Dear Lynne,
  2.
  3. Thanks for your help earlier today.
  4.
  5. Whilst Mr Brown and I acknowledge that light damage was done during our tenancy at the above stated property, we feel that replacement of the whole carpet at our expense is an unacceptable forfeit and consider that the mark caused by the iron is not severe enough to warrant such an act. Mr Brown and I also spent a great deal of time and effort cleaning the property upon vacation - paying special attention to the carpets in all rooms, the appliances in the kitchen and the fittings in the bathroom. I also cleaned the windows and had the curtains dry cleaned. We were therefore, dismayed to discover that we are also being asked to cover nearly £300 in cleaning costs.

  7. We are very disappointed that the landlord has proposed such harsh reductions to our rent and hope that we can come to a significantly more reasonable agreement. If not, we will have no choice but to approach the Tennants' Dispute Service.
  8.
  9. Yours Sincerely,
  10.
  11. James Ravenscroft
