Addendum 2)  Anderson Electrical Construction   3-05-14
1) Master Bathroom subfloor repair/remodel @ 629 Josilane, Modesto, Ca. 95351
  a)Demo:Remove toilet & all bathroom accessories, vinyl flooring, underlayment & drywall
         in all affected areas of toilet, shower, vanity & closet areas.
         Dump all debris.(save toilet&vanity for re-use)
         Inspect subflooring, floor joists, all exposed framing, plumbing & drywall to determine
         all sources of water damage.
         Results:found damage due to roof leaks @ shower & closet perimeter walls & vanity @ firewallaa
         adjacent to garage.Found shower tile & framing damage due to a)leaking shower valves &
         b)improperly installed showerhead spraying directly inside shower wall because no gasketed
         trim ring was present. Also toilet flange & seal were leaking due to compromised underlayment
         & subfloor (this condition was also due in part to the leaks that were found in the hall bath,
         thereby compounding the problem). All of the above items caused damage to the subfloor & the
         structural framing beneath the floor.
   b)Replace structural members & damaged subflooring. Replace worn shower valves. Provide new framing
     @ doorway to shower area, door jamb & along shower wall.Replace missing tiles, regrout & seal shower
     walls.
   c)R&R drywall @ vanity wall. Move GFCI location to allow for vanity install. Install new wp drywall
     @ toilet & shower walls-also @ shower wall @ closet, tape, float & texture all walls as required.
   d)Prep, prime & paint entire bathroom, vanity area & closet. Install GFI, vanity light(retrofit)&
     new SP switching for toilet & vanity area.
   e)Install new underlayment throughout entire bathroom & adjoining surfaces(seal & level). Install
     Hardi-backer cement board & ready for tile.
   f)Install floor tile & tile base, grout & seal. Re-install toilet/ new water line, shut-off valve
     & wax ring. Install new vanity/ new shut-off valves, supply lines & new lav faucet & door knobs
     as per install requirements. Install new showerhead arm, showerhead, and sealing trim ring.
     Re-install vanity mirror. Caulk & seal all appropriate surfaces. Install all finished bathroom
     accessories-towl rack, toilet paper dispenser, etc.
