During a routine maintenance inspection of your suite on Dec 8, 2015 the following items were identified that are in violation of the terms of your lease agreement.

1.	Smoking – You have a signed agreement that this is a non-smoking unit, (Copy Attached), there was a distinct odour of smoke inside the suite as well as two packages of cigarettes.  You must cease and desist from smoking in the suite immediately and take steps to remove the odour from the suite.  The suite will be inspected again in 30 days and if evidence of smoking remains you will be subject to immediate termination.

2.	Weights – It was noticed that you have weights in your suite, we are receiving complaints from the tenant below regarding the noise from your use of the weights, your lease clearly states that you will not do anything to cause a disturbance to your neighbours.  It is also a concern that dropping of weights on the floor could cause damage to the structure.  You are requested to refrain from any further use of the weights within your suite.
