  3. Reinstatement renovation cost of $3841 consists of:
  4. (1) Painting and repairing cracks, chipping, and moldy walls, ceiling and skirting
  5. boards in emulsion paint $1528
  6. (2) Painting and repairing cracks and water stains on I main door, 2 bedside cabinets,
  7. triple panel sliding door, 1 TV cabinet, 2 TV shelves in lacquer paint $1274;
  8. His Note: 2 bedside cabinets have proof of significant wear when entering apartment. TV cabinet can be seen to have scant wear in a picture
  9. (3) Water & Electricity: repairing shower holder $38, replace shower pipes and
  10. shower head $63, replacing the damaged bathroom shaver socket $76;
  11. Note: Shaver socket was already damaged, the shower head and holder were not damaged at all (landlord didn't sent any picture of the damage to them)
  12. (4) replacing the 2 kitchen ceiling lamps $63;
  13. Note: 2 dead bulbs, no damage
  14. (5) Repair of bathroom drainage outlet which was blocked and pumping blocked
  15. drains $38;
  16. Note: No blockage existed, toilet and sink drained identically to the day he entered the apartment
  17. (6) replacing toilet paper holder $63;
  18. Note: the holder fell off the way after it rotated (a feature of the holder) about 5 times. It was installed improperly and needed to be re-installed at their cost, not replaced.
  19. (7) Repair of chipped and damaged kitchen and bathroom tiles & replacement of the
  20. bathroom slab (cracked) $114;
  21. Note: No picture of this defect or repair was sent...
  22. (8) Replacement of toilet paper holder $26;
  23. Note: This was their fault for installing it wrong, should charge
  24. (9) Replacement and tuning of one remote control $64;
  25. Note: Proof of this fault in photo form was given, but since the photo was taken by the agent and not the landlord it was considered null and void
  26. (I 0)Application of cement (partially chipped and fell off) around the toilet $45;
  27. Note: could be a legit charge, haha
  28. ( 11) Application of sealant in 5 places (kitchen and bathroom) $45;
  29. ( 12) Repair of bathroom kitchen counter top $191; and
  30. Note: there was a hairline crack in the counter due to inherint defect/humidity, never was there any negligent use of the countertop (ie standing on or heavy objects put on)
  31. (13) All house cleaning $191.
  32. Note: spent several hours before she arrived cleaning, also hired professional cleaners for over $200 4 days prior.
  33. (ii) The cooker replacement receipt of $1216 will be shared between the Landlord
  34. and the Tenant on 50/50 basis (i.e. the Tenant's 50% share will be $608), the full
  35. cost breakdown is as follow:
  36. cracks in the cooker, needing replacement, kitchen counter top needing to be enlarged
  37. to fit the new cooker $319, purchase of a cooker which the closest size that can
  38. fit into the kitchen countertop $580.
  39. Note: See picture, the cooker has calcium deposits and only needs cleaning. It was 100% functional without need of replacement

  42. The above has not yet accounted for the damage of the fridge door, damage to the washing machine
  43. door, damage to the air conditioner flap, and the damaged tiles were patched up only & have not
  44. been replaced. The 2 bar chairs have been thrown away but replacement cost has not been charged.
  45. The Landlord reserves the right to pursue these items.
  46. Note: no pictures of damage to fridge, tiles or air conditioner were provided. Chairs were worn but may be legitimate costs, washing machine damage was quite noticible but impossible to prevent due to the location of the machine adjacent to opening cabinets.
